    The Cape Town UDZ tax incentive is a SARS administered tax incentive encouraging residential and commercial development in certain specified areas in Cape Town, in which The Madison will be located.

    How does it work? The purchaser of a qualifying residential apartment in a designated UDZ may be entitled to claim an income tax allowance. 55% of the purchase price is deemed to be the qualifying cost, deductible over 11 years — 20% in the first year and 8% per annum over the subsequent 10 years.

    Example. On an apartment costing R2 million, the purchaser may claim a tax allowance of 55% (R1,100,000) over eleven years — R220,000 in year one and R88,000 in each subsequent year.
